Rental Agreement

I am pleased that you have chosen to enjoy #2003 Treasure Island condo for your vacation. I hope your visit will be your best vacation ever.  You will find furnishings, kitchen utensils, electronics, and bedding provided for your comfort and convenience. We do not rent to parties of unsupervised minors.  We require that guests be supervised by at least one person over age 25.  We do not rent to guests with animals.  If Treasure Island management notifies us that the age policy has been violated, or that there is excessive noise or recreation in the unit, you will be evicted from the unit immediately without a refund.  

Kitchen
The kitchen is equipped with a blender, sharp kitchen knives, large pots, a full set of utensils, and plenty of dishes and glasses. The trash shoot is located beyond the elevators between units 2008 and 2009 inside a marked door. You will find a few trash bags, dishwasher soap, and liquid soap to start you off.  When you are departing, please load and start the dishwasher as well as remove items from the refrigerator. We don’t expect a spotless kitchen; however, we ask that you clean up excess food /mess from the counter tops, sink and kitchen floor.

Sheets and Towels
Bath towels are provided and a laundry hamper can be found in the laundry room.  You will find spare linen in the closets; and the sheets for the pull out couch (queen) and the bunks are located on the top shelf of the second bedroom closet. We have provided high quality linen for all bedding. When you leave, please strip the sheets from each bed used during your stay so that the housekeeper knows which beds to remake for the guests who follow you.  The two bunk beds are behind the doors in the dining room wall. They have sheets, comforters, and pillows. You will find a full washer and dryer with some laundry products provided. You should bring your favorite beach towels.  If you are a guest between Memorial Day and Labor Day, please start a load of towels before you leave.  Our housekeeper has limited time to make the condo ready for the next guests.

Balcony
The balcony is furnished with patio furniture. The railing is sturdy and stands four feet high. Needless to say, please supervise children at all times on the balcony. Please remind everyone in your party (especially children) to open the screen door when traveling between the balcony and the interior of the unit.  Please do not take the bar stools or dining room chairs out to the balcony. Our unit is NON-SMOKING.  Any violation of this policy will have you evicted without refund of your security deposit and will prevent you from renting the unit in the future. Please preserve energy by assuring the sliding glass doors are kept shut if the air-conditioner is on.  A failure to do so will cause condensation on the doors and windows.

Entertainment Equipment
We have Comcast cable TV that provides several stations.  The living room and master bedroom both have a TV, and DVD.  The second bedroom has a TV.  Wi-fi is provided.   

Decorative accents
We have furnished the unit with decorative pieces; ceramics, artwork and pillows.  If you are concerned that your children might break or soil something, please feel free to put these items away rather than incur damage.  

Beach
Ours has been voted the best beach in Florida. However, you may pick up tar (which is difficult to remove from tile and shower floors) on your feet.  Please try to remove tar (baby oil works well) prior to entering the unit.  There are outdoor showers to wash sand from your feet and belongings when you leave the beach.  Our housekeeper will not have time to vacuum sand from all the furniture between guests during the busy weeks of summer.  Beach chairs can be rented, but to assure availability, you may choose to bring your own. The unit does not provide beach chairs.

Check-In/Check-Out

Check in time is 4 PM. The unit number is 2003 and covered, reserved parking marked 2003 is available for your convenience. On arrival check in at the business office where you must register so that you can get parking passes and pool bands.  Both are required to park in the complex and use the pool area. Treasure Island does not allow anyone to use the pool area without a wristband. There is a Treasure Island registration charge of $20 over which we owners have no control.    If you arrive late, and the office is closed, please register the next morning as early as possible. You risk being ticketed or towed if you don’t take care of the parking pass soon, and will not be allowed to use the pool area without the wristbands.  Departure time is 10 AM. In order to assure the unit is ready for the next guest, it is important that this time be honored.
    

Cleanliness of Unit
Please keep in mind that our housekeeper’s staff has a short time period to prepare the unit after your departure. Your consideration will help them prepare for the next guests. We pay our housekeepers for a standard cleaning that we include in your rental cost.  If they have to spend additional time picking up dishes, collecting garbage left around the unit, or vacuuming dirt and sand from furniture, they will charge us more. We will pass these additional charges to you by subtracting them from your deposit. If our housekeepers or the guests that follow you find any damages, you will be notified and held responsible. Our unit is pet and smoke free.  Many of our guests with allergies specifically ask about this policy.  If you violate either of these policies, we will deduct the cost of a deep cleaning (including upholstery) from your damage deposit.  Either of these violations of our rental policy is cause for eviction.  

Damage
When you arrive, please look at the unit and check for damage. If you find a problem, you are to call or e-mail me by noon the next day to report your findings. If we do not receive a call or e-mail, we assume you are accepting full responsibility for the condition of the unit.

Refunds and Bad Weather Policy
We have been asked frequently about our policy regarding evacuation and refunds.  One month before your stay, your full rent is due.  If you cancel up to one month ahead of your booked visit, we will refund your damage deposit.  Once you have sent in the full amount (one month ahead), it is technically non-refundable.  However, if you have to cancel due to an emergency, and we can rent the unit, we will pass on those savings to you.  If you cannot travel to the Treasure Island complex due to a disaster (fire, hurricane, or tornado) to the extent that law enforcement has forbidden entry to the beach and / or Treasure Island, we will refund your payment.  If you have to evacuate the beach during your stay due to a disaster, we will refund that portion of your payment for the nights that you are not able to stay.   

Once you have read and accepted the terms of this agreement, please return the signed contract along with your refundable security deposit check of $250. In order to secure the unit, the contract and security deposit should be returned within 5 days.  If the contract and deposit are not received within 10 days, you are subject to losing your reservation. Your payment is due 30 days prior to your arrival.

Please include the names of the people in your party and the ages of those under age 25.  Arrangements will be made to get your access code to you approximately 1 week prior to your arrival date.
 
If you have any concerns, please telephone me at 229-815-0294.  Effective communication reduces the chance of any misunderstanding in the future. Former guests have been very respectful of this space; minimal damage has been incurred in the past, and I want to continue providing a fully equipped, well appointed place for guests to stay.  I hope you have accepted this agreement as an effort to clarify what is expected from you.
